ASHLEY Cole has agreed to a list of demands from ex-wife Cheryl that will cost him £10million to remarry her.

The former X Factor TV babe - who is back with the soccer love rat - is insisting he forks out for:

A lavish new FAMILY HOME so they can quit the Surrey mansion they shared when he cheated on her.

A hi-tech RECORDING STUDIO designed to the Girls Aloud singer's specifications.

A PAD in Los Angeles which they can use as a bolthole to escape the public eye - and from which she can continue trying to crack America.

A top secret WEDDING CEREMONY abroad - plus a no-expense-spared dream HONEYMOON.

The conditions are on top of buying her a ring that The Sun revealed yesterday must outshine the two she has previously ditched over his affairs. They cost £150,000 and £160,000.

Chelsea and England defender Cole, 30 - with whom Cheryl is now said to want to start a family - must also let his mother-in-law move back in with them.

Last night a confidante of the footballer said Cheryl had made it clear the list was "not open for negotiation or compromise".

The pal added: "If Cheryl is to face public scrutiny over taking Ashley back she wants to know he is prepared to put his money where his mouth is.

"Ash has got no choice - he may have got Cheryl back but it comes at a significant price." Cole has already had properties scouted in LA.

He has also looked at holiday homes in Dubai to share once they marry again. Cheryl, 28, was snapped for the first time with her ex at her weekend birthday party. A source said: "Cheryl and Ashley are not a done deal yet. They've not slept together or even kissed. He has so much to prove to win her back."

Pals worried about Cheryl reuniting with Cole include Derek Hough, 26 - the dancer she has described as her "rock".

But she was said to be refusing to take his calls.

Cheryl's exasperated mum Joan, 51, was at her London bash and begged her daughter not to forgive Cole. A source said: "She said Cheryl would end up on Jeremy Kyle if she gets back with him."
